The following is a list of items
and/or procedures that are used when building your Villa Home!

Villa
Homes installs our footings into the existing soil for a better foundation and
to avoid settling. Villa includes 3 courses of stemwall
in our price. Other builders will bring in dirt and pre-fill a lot then put the
house footings in the pre-fill dirt. Villa will NOT build this way.
City and State Code calls for 2500 PSI concrete. Villa uses 3000 PSI
because it is stronger and can support additional stress. PSI means pounds of
pressure per square inch; the greater the PSI the stronger the concrete.
Villa also uses 3000 PSI Fibermesh Concrete,
wire mesh, and mesh chairs for all house slabs. Our procedure provides better
reinforcement for your slab.
Villas roof trusses have 2 x 6 lumber top chords. This is used
because it is stronger than 2 x 4 lumber, which is a standard in the
industry.
Villa only uses C.D.X. plywood on our roofs, not flaked board. C.D.X.
plywood is better because it will not delaminate and it is stronger.
Villa Homes includes a tile roof with all our homes. Villa uses a
direct screw method to attach the tile. Hip and ridge nailers
are also used to create a better method of attaching roof tile.
Along with perforated soffits for
ventilation, Villa also installs off-ridge vents on all tile roofs because this
allows for additional attic ventilation.
Villa Homes uses Metal Framing material to frame the interior walls of
our homes. Metal Framing reduces termite infestation, warping, and nail pops.
This also helps with providing straighter walls.
A Security System is included with all Villa Homes. All window and
door openings are connected with motion sensors.
Range hood/microwaves have an in-wall vent in most houses we build.
The hood is then vented to the outside of the home. Added storage in the cabinet
above the range hood/microwave is made available when the vent is placed in the
wall. This procedure that Villa uses allows for vapors/smells from cooking to
be drawn out of the house.
A Good Cents
Energy Savings Package is included with all Villa Homes. The Good
Cents energy saving
features are:
15 S.E.E.R. air conditioning system (S.E.E.R. means
Seasonal Energy Efficiency Rating; the higher
the S.E.E.R., the less energy is needed to run the A/C unit).
Digital Programmable Thermostat (offers the
flexibility of automatically setting variable temperatures).
Heat Recovery Unit (uses
the wasted heat from the A/C unit to heat hot water).
R-38 BATT attic insulation in living area
ceilings. Villa only uses BATT insulation to insure complete coverage
of the ceiling area.
R-5 minimum in all exterior walls.
Mastic on all duct seams and joints.
All windows/sliding glass doors will be Low-Emissivity Glass (U-Factor of .60 or less & Solar Heat Gain
Coefficient of .30 or less). Low-E glass has a transparent coating which
acts as a thermal mirror to improve the insulating value, block or increase
heat flow & reduce fading.
Villa Homes includes Manabloc Plumbing. This plumbing system provides easy
maintenance and water conservation.
Wood cabinets and granite countertops are included in all Bathrooms to
create a designer look.
Villa uses den-shield moisture resistant tile backer board on all
shower walls.
Elongated commodes are used in all Villa Bathrooms because they are
larger and less confining.
Front entry gutters are included on all Villa Homes to help drain rain
water away from the home to assist in preventing erosion.
Villa will box out an area around the clothes dryer to recess the
vent, enabling the unit to be closer to the wall.
With every Villa Home you have your choice of round or square corner
bead throughout the main body of the home.
Electrical switches are placed at 42 to the top to keep them out of
all drywall seams.
Villa includes 8 tall SOLID core interior doors, Kwikset
Society Brass door hardware, 5 Ό base board molding,
& 3 ½ door casing.
18 x 18 Floor tile is included in standard areas of our homes.
Mohawk plush, berber, or texture cut pile
100% nylon carpet and 6 lb. pad is included.
Pre-cast concrete exterior spiral rope or smooth columns and foam
entry corbels are included with most house plans.
Villa Homes includes an automatic garage door opener, a pre-cast
concrete Villa Homes mailbox, and custom address
plaque.
Impact glass windows, sliders, and doors are included with all Villa
Homes.
Floratam sod and a 4-zone automatic
sprinkler system with rain sensor shut-off is included because it provides for a
more attractive lawn and better control of the lawns watering needs.
A $2,000 landscape allowance is included in the price of a Villa Home,
which allows you to customize your landscaping package.
Villa includes a brick paver or stamped
concrete driveway & walkway with our homes to enhance the beauty of your
home.
Detailed painting specifications are used with our painting trades. A
stucco primer will be used on exterior walls and allowed a fair amount of time
to dry out before applying the satin paint as the finish coat. The garage door,
front doors, and service doors are a semi-gloss oil base paint. A drywall
primer will be used on interior walls and given time to dry before applying the
flat latex paint as the finish coat. A semi-gloss oil base trim paint is used
along with additional caulking on the interior doors and trim. This insures for
proper coverage and better touch-up capability.
Acrylic concrete coating is used to finish our garage floors. This
will enhance the overall appearance of your concrete garage floor.
Before construction you will be given a Homeowners Portfolio
featuring the warranty on your home.
